The restriction of traditional shopping mall is that the business value of upper level is much lower than ground floor level. The roof plan is always equipped with various kind of MEP system or ignored as a useless space. Instead of traditional concept of shopping center, the new mall was designed as a huge parking space wrapping by a linear route on its roof. The benefit of parking on the different level of roof is that people can directly enter into the mall after parking. That means this strategy create maximum business profit of the shopping mall. From urban planning point of view, the land is highly effective used in high density. The d3 shopping mall is not only very realistic for developer but achieve a far max (floor area ratio maximum) goal.
傳統大型商業購物中心存在著某些傳統的限制,諸如高樓層之商業價值 不如 低樓層,而屋頂往往做為機電或無用途的閒置空間。本案打破原有 購物中心 的概念 , 購物中心本身猶如一條車道盤旋起來的巨型停車場。 如此帶來最大 的好處是創造了多樓層入口,這意味著人流與商機將被帶入各樓層。因此實 現了購物中心的商業利益最大化。從城市的角度來說,土地被做最高效緊湊 的高密度使用。立體化的購物中心成了非常現實並 且符合商業利益的設計。
